Application Process



Application Fee is non-refundable and is $95 for each applicant over the age of 18.

Garden Realty LLC outsources the screening to a third party service.

A complete background check includes verification of current and previous tenant history, current and previous employment, credit history, contact personal references, and to receive any criminal history information pertaining to the applicant that may be found in federal, state, or local criminal justice agency files and to verify any other information deemed necessary to fulfill the tenant requirements.

In addition to the application please remit a copy of your driver’s license or valid ID, 4 current pay stubs and last three month of bank statement, and photo of your pet, if applicable.

Application Processing

We do NOT take our applications on a first come first serve basis. We reserve the right to take the best qualified applicant for the property.

Applications are processed upon receipt of the application fee and a complete application form and normally can take between 24-72 business hours to receive background screening information (The process may take longer time subject to circumstance). The property manager will contact the applicant should additional information be needed or upon acceptance or denial of an application. If denied, applicant will be notify by text, call, or email.
The applicant and co-applicant, if any, agree to submit a non-refundable holding deposit of $500 to hold the property for 2 weeks upon approval of the application (Holding deposit will go towards the security deposit). If any delays occur due to move in inspections, housing assistance programs, or unforeseen applicant issues, the deposit is still non-refundable.

All move-in costs shall be in the form of certified funds (cashier’s check, money order). The property manager will provide the applicant with a breakdown of funds required prior to occupancy. Should the applicant decide not to rent the property after submitting the deposits, the deposits will be retained by the owner as administrative expenses.

Per NRS 645.254 we must continue to accept applications until the property owner has approved an Applicant(s) and they have signed the lease and paid the security deposit. All applications will be presented to property owner at the same time and the owner will make the final selection.


AGENCY DISCLOSURE

Garden Realty LLC is an Agent for the property owner, under a separate management agreement. As an Agent for the owner, we have an obligation of trust and loyalty to work toward the OWNER'S best interests. As REALTORS, we will treat all parties to this transaction honestly and fairly.


This property is offered and accepted in its present condition. including. but not limited to the following:

A. Overall interior cleanliness
B. All appliances currently at the property (will be used, not new)
C. All paint, flooring, and interior/exterior window covering
D. All landscaping, bushes, trees, and exterior lighting
E. Any debris or miscellaneous items in or about the property
